Aberdeen Apartments Development
Cerco Developments Project Introduction
Cerco Developments presents a new rental apartment complex to be developed. The project will be situated on 14 pieces of property located between Leon and Harvey Avenues and Ethel Street and Gordon Drive.
The project will have 144 apartment suites that will be divided between four buildings (built in four phases) of various heights ranging from four to seven-stories. The two smaller scaled buildings (four stories) will be situated on
Leon Avenue where development is of a smaller scale and the street is quieter and more residential. The remaining two larger buildings (six and seven stories) will be set further away from Leon and tight to Harvey and will be
positioned to the far East and Western sides of the property adjacent to the commercial development and the high density land still sitting vacant.
Parking will occur in a covered parking garage that will be set halfway below grade. On the roof of the parking garage will be a large plaza with the four buildings encircling it at the peripheries. Lowering the parking and
plaza level will help create a greater connection to the street level and surrounding community. The perimeter of the garage will be treated with railings, masonry and painted concrete to conceal all parking.
There will be many appealing features in the building. Three types of outdoor spaces; including the plaza at the center of the project, two roof top terraces and large private balconies will allow tenants easy access to the
outdoors and connect them to the surrounding community. Each suite will be equipped with five appliances including dishwasher and washer/dryer and all units will be air-conditioned. The suites are being set up to feel
as open as possible with large open kitchens complete with eating counters. Rates have not yet been set for the suites but an affordable/accessible housing component will be a part of the project establishing the
lower end of the rental rates for the complex.
Materials to be used in the construction of the project will be a concrete structure throughout and masonry cladding. As a rental property it is important for us that the project will withstand the test of time and still be a
sought after rental property for many years to come.
